Looking for information on our great schools? The Marin County  Office of Education  has just updated the Marin County Schools Public School Report for 2013. The report is compiled by the Marin County Office of Education – Mary Jane Burke Marin County Superintendent of Schools.  See it here.

Our Marin County public schools continue to offer some of the best education in California. As reported in a recent Marin IJ article, five Marin County middle schools have been named California Distinguished Schools for their strong commitment and innovative approaches to improving student academic achievement.

They are Miller Creek Middle School in the Dixie School District, Adaline E. Kent Middle School in the Kentfield School District, Hall Middle School in the Larkspur-Corte Madera School District, Del Mar Middle School in the Reed Union School District and White Hill Middle School in the Ross Valley School District.

The real estate market in Marin was active in March.  The lack of inventory of available homes is still over 70% below the peak and continues to be the challenge. We are experiencing a rush of buyers trying to enter the market before prices and interest rates increase.

As a result, many properties, particularly those under $1,000,000 received multiple offers, ranging from 2 through in a few cases as high as 30.  I have noticed buyer frustration and fatigue, as first time buyers often lose to investors’ all cash offers.  But buyers who persevere prevail once they have learned the rules of the game in this new fast paced, competitive market.

Sellers need to remember that today’s buyer is very savvy and value conscious, and that the homes that receive multiple offers are generally the cream of the crop: well- priced, well-conditioned and well-presented homes.

 

SINGLE FAMILY HOMES MARKET ACTIVITY

Sales of single family homes jumped from 129 last month to 192, nearly a 50% increase.  The average price of single family homes is only 10% less than the peak price in 2007, but the cost per square foot is still 20% below. This shows these values have not rebounded as much as the Average Price, which reflects the price point of purchases.

With a large number of qualified buyers competing for fewer homes, the percentage of homes in contract remains high, continuing the trend of 2012. Inventory has been the key factor in limiting purchases and this lack of supply will help to support price increases, particularly at the lower price points. Novato led the county in the percentage of homes in contract at 73%, followed by Greenbrae at 71%. Corte Madera and San Rafael tied at 71%. These are astounding numbers and highly unusual. The chart above shows that at the Peak in 2007, only about 20% of homes were in contract. The Beach Cities and Belvedere had the lowest percentage of listings in contract at 15% and 19% respectively.

Homes continued to sell briskly in Novato, San Rafael and Mill Valley. The highest priced home sold in Kentfield was $4,700,000, followed by Sausalito at $4,101,300 and Mill Valley at $3,775,000. The highest Average Price was in Ross at $2,158,333.

 

MARKET ACTIVITY BY PRICE POINT

The sales in March were primarily under $2 million, where the inventory is only a two month supply. There were no sales in the higher price points over $5 million so the months of inventory based on closed sales could not be calculated. The price point from $5-7 million has 21 properties for sale with only 1 contingent and 1 pending. There are an additional 15 proper­ties for sale over $7 million.

The bulk of the activity remains in the below $1 million price range, where first-time buyers and investors alike are competing for affordable, well priced homes in good condition.  The $1 million to $2 million price range remains quite active as well with close to 42 percent of properties in contract.  The luxury market continues to recover slowly with the $2 million to $3 million range over 27 percent in contract: it is generally considered that a market with over 25% of its active listings in contract is a seller’s market.

Many of us in Marin County love buying our produce at Farmers’ markets and we are very fortunate to have so many options, with markets of all sizes open every day of the week in the county except on Mondays.   While many of Marin County’s Farmers’ markets are open all year round, some are only open during the warmer months.  Here is a handy list of those that have already reopened, or will reopen soon and those that stay open all year.

Why More People Are Buying Their Marin County Home Sight Unseen

Would you buy a house without setting foot in it first?

A recent San Francisco Chronicle article reports that buying — or at least bidding — sight unseen is becoming more common amid the  frenzied competition of today’s real estate market in the Bay Area. Investors have been doing it when purchasing rental properties, but it’s now become a tactic for others trying to get an edge. The growth in international buyers also feeds the trend.

In Marin County, it happens too for all types of properties, from condominiums to multi million dollar estates.  I sold a couple of properties sight unseen last year, including a beautiful waterfront condominium to a couple who was out of state and unable to get to Marin in time. Relying on the pictures, virtual tour, Google maps and all that is available on the Internet these days, and their agent’s recommendation, they put in a bid that was the winner among four offers.  They trusted their agent completely and relied on her to complete all the due diligence on the property.

As inventory continues to be painfully low, houses are selling in just a few days.  Most Marin agents bring their listings on the market one or two days before the broker’s tour on Wednesday for Southern Marin and Novato or Thursday for Central Marin.  They set a timeframe for the submission of offers, generally the following Tuesday or Wednesday, after the house has received the exposure of the ublic Sunday open house.  The homes that are well priced generally receive multiple offers, ranging from three or four for homes in the higher end of the market to occasionally up to 30 offers for homes in the hottest segment of the market (i.e. up to $800,000.)  Sometimes buyers write pre-emptive offers to try and beat the other buyers to the finish line.

It can be quite stressful and frustrating for buyers who are financing their purchase as they often compete with all cash buyers, even in the higher end of the market.  And it can take several rejections before your offer is the winning bid.

Being able to make a quick decision is paramount, being prepared for a ride on an emotional roller-coaster, having a strong pre-approval letter if you need a mortgage or proof of funds if you are paying cash and working with an agent who knows how to navigate the market are key requirements to win at this game.  I have helped several buyers craft offers which were accepted by the sellers even though they were not the highest.
