U.S. stocks rose on Friday as comments from Fed officials allayed fears that the central bank would curtail its stimulus measures. Federal Reserve Chairman Ben Bernanke downplayed worries that the Fed has fueled asset bubbles that could hurt the economy in a private meeting with bond dealers and investors earlier this month, Bloomberg reported on Friday. Bernanke’s view helped ease fears that the central bank may end its easy money policies.

Is Tight Credit Causing The Housing Market to Rise? 

Jonathan J. Miller, an appraiser who also makes contributions to the New York Times, made an interesting observation in a recent BLOG entry. He argues lending standards have remained relatively tight and virtually the same since the collapse of Leman Bros. in 2008.  And it is these same tight lending standards that are precluding sellers from listing their homes and trading up because they have a problem qualifying for a loan. This holds potential inventory off the market (aka “limits supply”) and in turn drives prices up.  Makes sense!

Marin County Real Estate Market Update – January 2013

You’ve read it in my reports all of last year: low inventory has been the challenge in Marin County of late.  But we are not the only ones suffering from a historically low supply of homes for sale.  Realtor.com®’s January 2013 national housing data indicates that listing inventories decreased 16.47 percent year-over-year.  Median list prices on the other hand increased slightly by .80 percent year-over year to $187,000. In its Existing-Home Sales Report for January, the National Association of Realtors reported a slight monthly improvement in sales, with total home sales climbing 0.4% since December and going 9.1% above the level seen in January 2012.

Closer to home, the Bay Area housing market is also suffering from a shortage of homes for sale.  Despite the limited supply of homes, the market continued its upturn last month with the strongest January sales in six years with a total of 5,501 houses and condos sold in the nine-county Bay Area.  That was down 28.4 percent from 7,688 in December–sales always drop from December to January–, and up 3.2 percent from 5,330 for January a year ago, according to DataQuick’s recent report on the Bay Area real estate market.

While still below the long-term January average of 6,094, last month’s sales count was the strongest since 6,168 homes were sold in 2007.  The strongest January in DataQuick’s records, which go back to 1988, was in 2005 when 8,298 homes sold. The slowest sales were in 2008, when 3,586 sold.

The real story here, though, is the rapidly increasing median sale price for Bay Area homes. In January, the median price paid for a home in the region jumped to $415,000, surging 27.3 percent from a year ago.  Clearly, the combination of low supply and high demand is pushing prices higher as multiple offers are becoming the norm throughout the Bay Area.

DataQuick noted that half of the increase in the median price is due to changes in market mix with sales shifting from low-cost foreclosures and short sales to more of the mid-market and move-up home category.

MARIN COUNTY MARKET

In Marin County, our residential real estate market continues to struggle with record low inventory of homes for sale and fever pitch high demand, resulting in frequent multiple offers and well priced properties selling over the list price.

Our January inventory of 287 homes for sale stood at about half of the January 2012 inventory of 553 homes and only 30 percent of the January 2011 inventory of 945 homes for sale.

Pair this low supply of homes for sale with the high demand we are experiencing, and you end up with our record breaking percentage of properties in contract of 69 percent.  The last time the number of properties in contract went over 60 percent was in March and April 2005.  Conversely, the lowest percentage of homes in contract was at 9 percent in November 2008.  A balanced market is generally considered to be around 25-30 percent in contract.

As mentioned above, typically sales always come down in January as a result of reduced activity in November and December.  This year however, the decrease was more significant than usual, with Marin County January sales dropping by close to 44 percent compared to December sales and close to 24 percent compared to January 2012.

This drop in sales is due in great part to our severe inventory shortage. Some buyers are dropping out, discouraged by competition as multiple offers are frequently in the double digits and aggressive pre-emptive offers are more common.

Normally, the supply of homes for sale in Marin County goes up in March and April, reaching a peak in the early summer months.  This year, we are starting to see a trickle of homes coming on the market early, but it is hard to tell how many sellers will put their home up for sale come spring.

The median price paid for a Marin County home in January was $725,000, compared to $578,000 in January 2012 and $705,000 in December 2012.   The low point of the current real estate cycle for a Marin County property was a median of $542,000 in January 2011, while the peak was $996,000 in May 2007.  While a drop in the median price from December to January is normal, this year we are witnessing an increase.  Please keep in mind however that the numbers are skewed by a significant shift in the market mix: the substantial increase in price is due in large part to a shift away from low-cost distressed homes towards more mid-market and higher end properties. While there is an upward trend in pricing at the lower end of the market, this has not translated into an uptick in the pricing of the higher end market.

With a large number of qualified buyers competing for fewer homes, the percentage of homes in contract remained very high overall in the county throughout 2012 and into 2013.  With the exception of Belvedere and Tiburon, every town in Marin currently has more than half of its inventory in contract.

While the bulk of the activity remains in the below $1 million price range, the luxury market continued to improve with price ranges between $1 million and $2 million at over 43 percent in contract and price ranges between $2 million and $3 million at over 28 percent in contract.  It is generally considered that a market with over 25% of its active listings in contract is a seller’s market.

What To Do in Your Marin County Garden This February

Whether you are planning on selling your home this spring or not, now is the time to start preparing your garden to ensure it will look its best come spring and summer. But beware: the waning days of winter and today’s spring-like weather can tease a gardener. After unusually cold weather earlier this year, we have been experiencing unseasonably high temperatures in Marin County this February. However, chances are good Mother Nature still has a little winter left in her and you should resist the urge to run outside and get started without an early-season planting strategy.

There is plenty you can do in February in your garden, so take advantage of those gorgeous sunny days and get back in your garden. You’ll be rewarded with a beautiful garden in the spring and summer if you ease into the gardening season by nurturing your existing plants and trees, and watching the calendar and selecting plants that don’t mind a parting shot of winter:

  • Continue watching out for cold snaps and be ready to protect tender plants
  • Keep watering, we have not had rain in a long time.
  • Propagate some new plants from cuttings
  • Plant bare root roses and fruit trees
  • Finish pruning roses and fruit trees
  • Use dormant spray on roses and fruit trees and shrubs
  • Plant regional bulbs like: amaryllis, crinums and calla lilies
  • Pot up saved tubers and corms like: begonias and cannas
  • Weather permitting, you can start dividing perennials
  • Plant perennials: they are less likely to be affected by the weather.
  • Plant cold hard annuals like: pansies and Icelandic poppies
  • Buy spring-flowering evergreen shrubs like azaleas, camellias, Japanese andromedas, kalmias and rhododendrons: all start  blooming in the next month or so.

Increased property values, a strengthening job market and stock values are at five-year highs and providing a boost to Americans’ balance sheets.  A pickup in wealth is helping make up for recent gains in gasoline prices and the hit to take-home pay from a two percentage-point increase in the payroll tax.  All of this good news is reflected in today’s January Consumer Confidence number which came higher than expected.  And so it goes that great news for the US economy is unfortunately not great news for interest rates which also continue to move higher.

INDUSTRY NEWS

Not So Fast

The Dow hit 14,000 at the beginning of February and is on the verge of setting a record high today. Interest rates and oil prices have been creeping up. We have survived the fiscal cliff peril with a minimum of damage. Seems like everyone wants to declare the bad times are behind us and we don’t blame them because the economy certainly has struggled long enough. And we agree the prospects are brighter than we have seen for some time. However, we also would like to say — not so fast. There are still some really large obstacles to overcome. What are they?

For one, unemployment still hovers just under 8.0%. Many more have given up looking for work. While the job market is better than it was, it is still not strong by historical standards. Also, Europe is still squarely in recession. It will take a long time for Europe to climb out of their funk. Finally, regardless of how the budget negotiations come out, expect Federal spending to fall precipitously this year. Taken together, these obstacles are pretty significant. We are not saying that the recovery will screech to a halt. We are saying that there is every reason to believe that the economy will get stronger but will not overheat. That is good news in some respects because there is a chance that rates will not continue to spike in anticipation of a stronger economy. Keep in mind though rates are up they are still at historic lows and that means borrowing money for purchasing homes, cars or financing home improvements is still very inexpensive. For now.

Clever Tips for Paying Off Your Home Mortgage Faster

Paying off the mortgage on your home faster not only means that you’ll be able to enjoy the peace of mind that comes with completely owning your property earlier, but you may also save thousands of dollars in interest payments.

Below are seven clever tips to help you get your mortgage payments on the fast track.

1. Save for a large down payment

Pay as large a down payment as you can reasonably afford. The more you can put down, then the less you’ll have to borrow from the bank.

2. Read the fine print

When you are choosing a mortgage, look at the fine print to find out if any restrictions apply to paying early. Some lenders will charge you for making extra or early payments.

3. Prepay early in the life of the mortgage

This is when the loan is the most interest-heavy. In the first five to seven years you are likely paying mostly interest. Request an amortization schedule of your mortgage to get a clear picture of how this works.

4. Be smart with unforeseen fortune

If you get an unexpected chunk of cash, such as a gift, prize, work bonus, inheritance, tax refund or other windfall, consider applying it straight to paying down the principal on your mortgage.

5. Double-check your records

When you make extra payments, ensure that they are processed correctly. Sometimes when the lender receives a payment that is outside of the monthly cycle, they may not know what to do with it. Make a special note and keep track of the payments yourself, so you can make sure they’ve been applied to your principal.

6. Increase your payment

Even increasing your payment by a small amount every month may take years off the length of your mortgage. Consider how much you can afford to pay every month rather than just the minimum payment amount.

7. Think about a bi-weekly payment

You might want to switch to an accelerated bi-weekly mortgage payment rather than a monthly payment. This typically applies an extra payment each year.

These are just a few techniques you can use to pay off your mortgage faster.

Remember, the quicker you pay off your mortgage, the less interest you will be paying.

How to Effectively Prepare Your Marin County Home to Prevent Wildlife Conflicts

The very high of percentage of open space in Marin County is certainly one of its great attractions.  With open space comes wildlife, and wildlife likes your home as much as you do.

If there’s access to food, water and shelter on your property, wildlife may be moving in with you this spring!  With skunk mating season in full swing, it’s only a matter of time before a pregnant female starts looking for a good denning site to raise her young.  It happened to me a few years ago at my home in Larkspur.  But skunks are not the only critters that might want to move in with you…

Four Reasons You Should List Your Marin County Home Today

Typically most homeowners wait until the Spring ‘buying season’ to list their homes for sale. Here are four reasons why that might not make sense this year:

1.) Demand Is High

Homes are selling at a pace not seen since 2007. The most recent Existing Home Sales Report by the National Association of Realtors (NAR) showed that annual sales in 2012 increased 9.2% over 2011. There are buyers out there right now and they are serious about purchasing.  In Marin County, we had an even more pronounced increase of 19 percent: 192,980 homes were sold in Marin County in 2012, as compared to 2,503 homes sold in 2011.  Homes in all price ranges, including multi million dollar high end properties, are selling like hot cakes right now, often with multiple offers because demand is so high for Marin real estate and supply is very limited.

2.) Supply Is Low

The national monthly supply of houses for sale is at its lowest point (4.4 months) since May of 2005. The current month’s supply is down 21.6% from the same time last year.  In Marin, we were at 1.3 months in December 2012 compared to 2.6 in December 2011.  Historically, inventory increases dramatically in the spring.  Selling now when demand is high and supply is low may garner you your best price.

3.) Interest Rates Are Projected to Inch Up

The Mortgage Bankers’ Association has projected mortgage interest rates will inch up approximately one full point in 2013. Whether you are moving up or moving down, your housing expense will be more a year from now if a mortgage is necessary to purchase your next home.  And eager buyers are anxious to buy at the bottom of the market while benefiting from these low rates. 

4.) Timelines Will Be Shorter

The dramatic increase in transactions caused many challenges to the process of buying or selling a home in 2012. We waited for inspections, dealt with last minute appraisals and prayed that the bank didn’t ask for ‘just one more piece of paper’ before issuing a commitment on the mortgage. There are fewer transactions this time of year. That means that timetables on each component of the home buying process will be friendlier for those involved in transactions over the next 60 days.

These are four good reasons why you should consider listing your house today instead of waiting.
